Tax Question: Rent here, own elsewhere...?
I enjoy be renting in CA for the final few years, but bought a house surrounded by CO at the conclude of second year expecting to move at hand contained by 2007. I did not, and enjoy fixed to rent it out and verbs renting in CA. My grill have 3 parts:
1) Is my travel to/from CO to do work on the property import tax deductible (since it will be rented out soon)?
2) Is work that I enjoy done to the house (specifically, electrical, paint, re-roof, vent refurb) in any course duty deductible since I will be renting it out and am not living in attendance?
3) Are within any other rates advantages that I am overlooking base on my circumstances? Any other toll deductible stuff base on the aforementioned info?
Much indebted!
Answers:
1. Yes, travel expenses to a rental property are deductible., but with the sole purpose deductible if you put the house within service as a rental surrounded by this year.
2. Work done to the house could be expensed as repairs and care or capitalized depending on the $$$ of what you are doing.
3. No unadulterated toll advantages, bar you will take to write sour some of the cost of buying the house, through depreciation, but you will involve to allocate some of the purchase price of the property to the house, and some to stop, and lands cannot be depreciated.
1) it is not export tax deductible. There are single deduction contained by spot on jobs
2) No, although you are renting, it isnt.
3) im not sure
1. Travel to/from your CO home would be deductible IF the house be rented or available to rent.
2. Again, these expenses would be deductible if the house be rented. You can make a payment these costs to the foundation (which would be the lower of your cost or the Fair Market Value on the date it become available to rent.)
3. Not that I'm aware of besides home mortgage interest and property toll would progress on Sch E when you start renting, but Sch A until after.
