My roommate who has been living contained by my house for the last 8 months decided he be going to change the amount of money he was paying me for rent/utilities. There is no written contract between me and him it be all verbal. He have been paying his rent (500$ US) and adding utilities on the 1st of every month. (we both win paid on the 1st and 15th of every month. Utilities that are due between the 1st and 14th are paid near rent on the 1st. Utilities that are due from the 15th to the end of the month are paid on the 15th). This olden month he decided he wasnt going to pay his utilities that be due on the 1st till the 15th. I told him he cant do that and he said im not getting the money. So i gave him a verbal 15day become aware of to move out of the house. He accepted this. He said he is going ot move out prior to this and i need to make available back his money and pro-rate him for each hours of daylight he is here rather then bring 1/2 of the money he gave me and refund the partner since i gave him 15 days. Legal?

Answers:    There is no pro-rating when the tenant decides to resign from early. Rent is month to month. He will pay for the entire month next to no money returned. You need to back up your speaking notice with a written see in case of the eventuality of court. Keep everything professional and bit down in a journal what have happened to date. This will come in handy if you want to remember later. The Washington landlord tenant ordinance requires a 20 daylight written notice.
Tell him he gets zilch until he is totally moved out and until then he owes the rent and the utilities. When he is out you will settle-up.
