How can I buy this partial home?
There is a potentially beautiful home for sale i.e. only halfway finished and unwary to live in. I can afford the payment on the purchase price, but it would probably cost that much again to finish it, and I can't afford to reward double. The house has been up for Dutch auction for a very long time which leads me to believe that the hawker may be willing to work out some sort of deal. What tender could I make that would be a win win situation for both of us?
Answers: Check with your bank about getting a construction loan. Some banks will loan more than the Dutch auction price if you have to do work to the house. I know BB&T used to do this. You could borrow more than the sale price lacking necessarily borrowing double. Usually you get a construction loan for a short period of time while you are working on the house and consequently get a mortgage when it's finished. A construction loan would give you some money to engender the house liveable. If you can make it liveable then you can verbs about finishing everything a little at a time. Can you and your family/friends do most of the work to finish the house? That will store you some money. You can make a lower offer and ask the vendor to pay closing costs, which would free up a little money for working on the house.
