Can a innkeeper hold on to a deposit if you dont move into the property and there's no rental agreement?

We were supposed to move in on the 16th and I asked to sign a rental agreement and the guy said we didn't hold to. However me and my bf broke up and neithe one of us could afford it on our own so I told him the 3rd of the month that we wouldn't be moving in and he said if he found someone by the 16th that he would give it rear legs. The only thing that we do enjoy is a receipt that says deposit for (address) the amount, and the guys wifes signature.

Answers:    actually the landlord could sue you for a couple months rent,, consider yourself awfully lucky that he is trying to work with you.. It takes plentifully to rent properties out to people and then they fund out of the agreement..

Consider your case.. He met with you several times, He have cleaned, maybe painted, and done repairs, advertised and spent time showing prospective tenant the unit, You "RENTED" it and he took it off the souk. His expense to start all over is a waste on his bit, and he's lost a months rent?? You had possession of the unit for several days. So where's the beef??

If you buy a coup¨¦, put deposit on it, and bring it back three days later, You don't catch squat back,, let me relate you..and a house or apartment is a lot more expensive

Why would anyone think he is a desperate guy??
I've have landlords say one article and turn around and do another , so I wouldn't want to get your hopes up.
You didn't get anything within writing backing up what you are saying, so the best you can do it hope they find a tenant and are honest inhabitants and will return you and your ex- boyfriends money.
Good Luck.!
Unfortunaly yes, thats the whole point of a "deposit", it insures that the property is held for you. You can try to ask for it back, but I bet you won't carry it. If I was the landlord I would speak you owe for the first month only. He took the place off the souk to give to you and you backed-out.
There are different laws contained by different states! Look for yours on your computer! Usually when you break the promise to move in, you realize you lose your deposit. The landlord may enjoy turned down other applicants and stopped advertising and will probably lose a month's rent because you didn't keep your word. Why would you even dream up you deserve it back? A deposit is called a deposit deposit and that covers a whole lot of things like damages when you move out. It also is payment that you will keep your word and move in. Your word is rightfully binding if it can be proven. Since you paid a deposit, that's a pretty good sign you be agreeing to move in. Your landlord is giving you a break by agreeing to contribute it back if you get someone else to move contained by. Whenever you agree to something and then don't do it and others lose money, you can be held legally liable for the loss. Consider it a lesson knowledgeable.
So you gave money and got a acceptance based on a verbal contract that you and another personage were going to move into someone's property by a certain date. And next you didn't do what you agreed to do. Is this right? Consider yourself lucky if the landlord offered to give the deposit put a bet on to you based on finding another renter. The landlord is a pious person. They do not have to repayment your deposit because YOU broke the agreement by not doing as agreed - not moving in. Give the landlord time to find another tenant, you read out they gave you a date of the16th.
