Can you count a 3 quarter tub if it is sheltered near a door surrounded by vault but the walls are concrete inside?

Any bathroom or room in a crypt or below echelon is not counted as GLA (gross living area) on a appraisal. It is given appeal but at a different rate per square foot. Appraiser can not compare a 2500 sf GLA rambler to a 1250 sf GLA rambler next to a 1250 sf vault, they both own 2500 sf but the one next to the underground room is below level and would provide for smaller number than the 2500 GLA one. Most realtors don't even know what GLA is.
What does your real estate agent report to you?
I would not inventory it as say-so 3 BR 2 3/4 hip bath but perchance 3 BR 2 Bath beside an auxiliary 3/4 hip bath on the lower plane or something resembling that.
You can tolerate populace know, but 3/4 hip bath might be a moment or two awkward...might be better to simply describe what it have.
