Three quarter tub surrounded by underground room, updated kitchen beside satin nickel hardware, adjectives latest electrics, adjectives wood floors except kitchen, hip bath and closets(we carpeted within those),a updated/new tub, double pane double hung window, bright roof- 1 yr antiquated, trial sea heater- 1 year elderly, sump pump hot, partly finished basement- hot, unknown hvac system top of splash - 3 mo and adjectives fresh appliances and dehumidifier, 10 x 10 solid wood shed, and top of the row sliding wood door. Built in 1 vehicle garage, double driveway, fresh paint everywhere, hot kitchen and hip bath flooring

They are ALL great selling points! Kitchen & Bath are the first things I would put emphasis on, consequently the Wood (not laminate) flooring, later alien HVAC system (as this is amazingly costly), later Garage...Use plenty of GOOD photos! Good luck! :)
Kitchens are usually considered the number one selling point for most buyers. I surmise the life-size fenced courtyard can attract a particular type of buyer - family near childlike kids, or someone beside a dog. I mull over the bright roof, hvac, and appliances can attract another type of buyer - those who do not want to be "fixit-uppers". I would use those as the leading selling points.
