How much do you deduce the downturn surrounded by the housing souk will make higher rental properties advantage?
Will there be a big push surrounded by apartment rentals? I would assume.
Obviously there will be some push upwards, I only wonder how much.
Answers: Hopefully a lot since I own one rental property in a minute and my current house will become a rental property in a few years when I take around to building my "dream home"!
No idea how much and I give attention to it will vary widely base on local conditions. Some towns/cities for example overbuilt rental properties during the last downturn...the current housing marketplace problems will have smaller amount impact on properties in those market.
...an interesting observation...Denver have a very large occupancy rate for rentals when I lived in that...the value of rental properties be extremely high relative to the amount of rent you could charge (e.g., even if you put 20% down, the pocket money on the property was still more than next amount you could rent it for). When I moved here (south Texas), I was shocked to discover that the price of investment properties be such that you could easily rent the place for more than the costs on the loan even if you financed 90 or 100% of the value! For example, I bought a condo for $35K...the costs (including taxes and fees) is about $420/mo.it is currently lease for $750/mo...in Denver, it would enjoy been exactly the different (could rent a property for $400 but have to payment out over $700 for the mortgage).
Just goes to show that the housing marketplace is highly sensitive to local conditions!
