For me, it's as simple as taste the place that I'm living, and wanting to verbs living within after my lease is up. If I like the place, and you aren't jacking up the rent, I'll stay.

If I didn't similar to the place, or if I touch that I can immediately afford to buy a home, instead of renting, I will move out. Unless near be a big discount on the rent, I don't guess any incentives would work if I have a unpromising experience during the time of my first lease.
Cheaper rent, assigned parking close to the door, fixing adjectives the reported problems, upgrade appliances.
I would be tempt to renew a lease if at hand be a financial incentive (perhaps a 10% rent cut rate or such) or probably a shorter lease permanent status, possibly a 6 month agreement to some extent than a year.

You could also consider including a service, such as hose, trash pick-up or landscape within the rent.

Any one of those or a combination of them, depending on who you're trying to entice might be plenty. All you enjoy to do is clear it more alluring and more worth it to stay than it would be to pack up and move.
