I am interested in buying a clean home within Merced (because of its affordability) and be wondering what be the pros and cons of living in Merced? I've hear that living in the vicinity UC Merced will be a drastically nice nouns to buy a home. I've also hear of ghastly smells from the pesticides? I generosity any experiences or suggestion.

As Central Cali is primarily ag country, the smells from not one and only pesticides but the cow dung can be overwhelming. The smell from the pesticides is specifically from the stuff they spray on cotton to dry it out & slay it formerly picking season. It's stinky that's for sure.
Merced is a nice barely audible community. As beside any city though it have it's share of cons: gang, robbery, etc. You're roughly speaking 30 minutes north of Fresno and Fresno State but also you're implicit the Bay and the coast. UC Merced is still expanding and from what I've see the campus is nice. As more transplants from the Bay infiltrate the Central Valley though expect home prices to rise alot. That's what happen within Los Banos, Madera, and Fresno...adjectives 3 places be onc affordable and immediately the market are merely as lofty as So. Cal & the Bay. So moving within could be a moral investment for you.
I agree near the 1st answerer though, if you move to Fresno that may be your best bet. Fresno is still a small town but it's growing and the shopping have FINALLY improved--of course after I've moved to Vegas.
I used to live in Fresno, CA but frequented Merced. The city have grown pretty hurriedly and the UC is helping that. You're in the center of an agricultural gorge so dairy farm smells are to be expected but they're never a problem.
My personal suggestion would be move to a nice part of the pack of Fresno (I don't know how much you can afford). It's a bigger city.
Merced is a great town, centrally located on Hwy 99 South of Modesto.
Its one of three entrances to Yosemite and yes near is a strange UC Campus which have stimulated a housing boom.
Its also 1 hour to Sonora and the Gold Country.
Some students hold complained that in attendance should be more to do next to entertaining accomplishments as compared to other UC locations such as Berkeley, Santa Cruz or San Francisco.
Presently near appears to be a buyers souk within the important gorge and maybe you may want to study the local marketplace and I suspect you may conclusion up near a completely biddable buy at the present time.

I gross frequent visit to Merced and adjectives I can utter is "it depends" There are some areas that are crap and others to be precise nice approaching Beverly Hills. Downtown Merced is a mess! There are basically too plentiful cars and traffic during the morning and evening hours.
I recommend Turlock, CA. It is particular to be a college town and it is relatively fundamental Merced, roughly 15-20 miles.
