On foreign constr.,what are the five most earth-shattering upgrades if you involve to market in 18 mo for some sense?

We are trying to purchase a unknown home as a vac.home/invest. In a great shore town that expects steady controlled growth in the adjectives. It is small (1,000 sq ft) but you dont get the impression it because the layout is great and it have cathedral ceiling. Nice lot 94 x 194 and have 5 newer homes on any side. I suggest we should on the double make the addition of trees to reshape (currently none) and upgrade countertops to marble. I am man told not to add on marble because the house is too small? I also want to upgrade floors to tile (now giant talent vinyl). The house currently does not own much exterior color and adornments (cream and white). Should I keep hold of this module somewhat impersonal for very soon and put money into other areas? If we hold it five years we want to affix a gr. room, a master suite/bath. (another 1,000 feet) but this is merely if the town go the expected route. Is this a accurate plan? Any feedback is appreciated. The house have much guise on the inside.
