Title fees for buying a mobile home contained by a park?

My mom is buying a mobile home in a senior park (they foot space rent there) and she paid 18,000 contained by CASH. They said it will cost $1,600.00 title fees but the seller will split it $800.00 respectively. This seems alot especially if she remunerated cash. Does anyone know more or less these charges?


Answers:    That IS a lot surrounded by fees for a cash purchase, even if the owner's ready to split the cost.


You need to find out if the mobile home's taxes are aft. If so, that could be the reason for the big amount. To find out, send for your local county Tax Assessor's office on Monday & ask them if the mobile home's taxes are at the rear. You may get a rates break if you negotiate with them.


When my mobile be bought, we found out that the taxes hadn't been rewarded since 1998. My mom negotiated near the Assessor's office & get it down to paying 1 year's worth of taxes. I was surprised we didn't own to pay for more pay for taxes. I found out later that the wall who owned the mobile & the previous mortgage was desperate to put on the market the home & they were inclined to take smaller amount on the taxes so I could own the home free & clear.
Unless there is a lien against the title for $1600.00 you should be within the clear. If you paid currency for the home, there will be no stipulation for a title anymore, you own it free and clear, it's considered personal property now. I buy and market MH's for cash adjectives the time, never had to retribution anyone for title fees.
