Any one ever gotten a "Lot Loan" for unlived in domain?

I'm looking to buy a piece of arrive (Less than $15,000) to someday build my retirement home on. My TRUE estate broker told me I couldn't go and get a mortgage, but my sandbank (Wachovia) offer what is call a "Lot Loan". Has anyone ever applied for one of these? Is the application process relatively painless compared to a home mortgage? I enjoy one a mortgage, but not much equity yet)

Answers:
You still hold to qualify mostly matching style, beside income and assets etc... But if you're dealing directly next to them, maybe it's somewhat smoother.

Lot loans are riskier than regular mortgages, since deserted lots aren't as jammy to trade if they pilfer it over after a failure to pay. So rates are high, credit must be solid, etc...
I haven't and have never even hear of one. Land is typically bought beside change. You can't receive a construction loan unless you hold a clear, and salaried, title.

Make sure it is zoned for housing, 15k is nought, I would verbs that something is wrong near the lot.
First of adjectives, how long do you deliberate beforehand you will start building on that peace of landscape?
"Land is typically bought near cash"... that must be nice. I am not from the city, so we don't hold "lot" loans, but we do own territory loans. I own in the region of 500 acres, bought at different times. I took loans out for it, merely close to I would a house or coup¨¦ and made payments until I get it salaried sour. Thankfully it's rewarded for. Shouldn't be a problem.
people seeking land-only financing as the first step toward building that dream home use Lot Loans
