Funny you should ask that I have that same request for information a couple days ago. I asked the title attorney what the difference be between Joint Tenants and tenant surrounded by adjectives and she said that reciprocal tenant be when the owner pass the property go to the co-borrower and tenant within adjectives is when the owner pass the property will jump to the heir and not the co-borrower. So if it be held as tenant contained by adjectives later I guess she doesnt enjoy any rights to the house.
Tenants in Common is a route to hold title, to own property, by two or more individuals. Sometimes it is referred to as Tenancy in Common. There is no reduce to the number of individuals who can hold title to one piece of concrete estate. A property held by tenant within adjectives can be owned by two owners or 100+ owners

Tenants within adjectives can be between two or more those who are related or who are unrelated. Husbands and wives can hold title as tenant contained by adjectives. John Smith, Mary Johnson and Tallulah Bankhead can hold title together as tenant contained by adjectives.

Ownership can be held contained by equal shares or unequal shares. For example, John could hold 50% ownership, Mary 25% and Tallulah 25%.

Co-tenants own the right to possess the property by one tenant or by adjectives the tenant. Tallulah can live within the property by herself or share the property near John and Mary. Neither tenant can exclude the other.

Upon destruction, the interest of the lifeless co-tenant will surpass to the co-tenant's heir. If Tallulah died, John would still hold 50%, Mary would own 25%, but Tallulah's 25% would intervene to whomever she designated contained by her will.

To dissolve the possession surrounded by adjectives, one or more co-tenants can other buy out the others.

The property can be sold and the proceeds distributed equitably among the owners.

A screen dealing can file. This involves going to court and asking to supply the property below court writ and distribute the proceeds among the owners. When a co-tenant dies, you may see a dividing wall management file when an descendant may want to get rid of and the other co-tenants do not.
Tenancy in adjectives is a form of co-ownership by which respectively owner holds an undivided interest in definite property (Real Estate) as if he or she be sole owner. Each individual owner have the right to barrier. Unlike reciprocal tenant, Tenants within adjectives own the right of inheritance. So your father 1/2 will not shift to his estate it will be in motion to his girlfriend.
