How crucial permit to attain loan on house I am selling?
I enjoy 50 yr feeble house I fixed up that looks completely nice but two of the additions from 20 years ago do not enjoy permit and do not touch code, but they are nice addtions to the house and secure, etc. How tough will it be for a buyer to go and get a fha or va or conventional loan on this house in need permit? My realtor say VA or FHA won't allow it.

I enjoy be within solid estate for 29 years and hold sold unknown hundreds of houses. I bet some own have additions built in need permit. I own never have a loan of any open-handed go down thru because of the need of permit.
I own have some spatter thru because of shoddy condition.

As a former DIRECT ENDORSEMENT UNDERWRITER for FHA/VA, I can speak about you that as long as your house appraises and here isn't any MAJOR issues (and this is true next to ANY home..not basically FHA/VA) beside code, later you should be fine.
Your Realtor wants to stay updated. Appraisals used to enjoy something call VC sheets, and these be long, detailed sheets that pretty much forced the appraiser to do an inspection on the property...and appraisers be never comfortable beside it as it's not their nouns of expertise. They are not home inspectors nor are licensed to do so.
The VC sheets be done away beside by FHA/VA a couple of years ago, and this really cleared the road toward making these loans more streamlined.
There are also exceptions in every state on building code...if at the time the repairs be made, it met code, if they don't assemble code presently...that doesn't concern. A well brought-up example is fuse boxes...these don't group code within most places, but unless you are doing an electrical overhaul, you don't own to modify it to a box.
