How do I determine how much my business is worth?

I am applying for a loan and want to record my business as an asset, but I am not sure how determine it's worth. I bought an Exit Realty Franchise; I salaried $30k for the franchise, plus adjectives the bureau equipment, insurance, ect. I use the money from my commissions to settle the bills and the rest go as my stipend. As of in a minute awfully little money have gone into the "business" except expenses. My agents own all the same to close any deal. So short a physical financial statement, is my business worth anything when I am pocketing profit? Yes I know I am not a drastically right businesswoman, you don't enjoy to communicate me.
