Investment Property Mortgage?

I am trying to find the best lender to purchase an investment property. It is a single famile home located in the Charlotte NC area. I hold great credit and money down, I just need a no-doc or stated income loan. I know of a few lenders simply looking for new ideas.

I would love to find someone that will do it for 10% down but 20% seem to be the norm latley.

And yes before you comment I know the Real Estae market is shocking in the US right now, but I live within a thriving market so no smart comments needed.
